Monthly median rent and year-over-year rate of change for U.S. cities, aggregated from Dwellsy's first-party rental listings. Under Dwellsy's v2 methodology, each ZIP's contribution to the city figure is weighted by verified rental inventory (URU counts) and Census renter occupancy rather than by listing volume. Rents are tracked separately across six independent strata: apartment units with 0, 1, or 2 bedrooms and single-family units with 2, 3, or 4 bedrooms.
